As I am sure you are well aware, the last couple of years have been  marked by a great deal of economic change and financial uncertainty. As a builder, we have had to adapt to the changes in the real estate environment, including the sudden transition from having to keep up with the breakneck pace of the strong demand for housing to the more sustainable return to the pre-boom production levels that we are seeing now. Unlike other parts of the country we have been blessed with much less volatility and as good builders, and stewards we have been able to take advantage of the correction to acquire some of the best projects, and offer some of the best values for the publics housing dollar. We have had a superb year at Victory Homes and I am proud of how our employees have met the challenges associated with this period of economic transition.
